A property inventory from Premier Surveyors provides a dated, independently written assessment of the condition and contents of rental property at the beginning of a tenancy. In order to deduct any monies from a tenant’s deposit it is a legal requirement to to demonstrate any changes in condition that go beyond what could be classed as reasonable wear and tear.

INVENTORY INSPECTIONS

Before a tenant moves in to the property we can provide a full inventory of the properties current contents and building condition. This inventory can be used as a legally binding, accurate written record and therefore an honest account of any existing defects, damage or soiling will be made.

It is recommended that any planned repair works are carried out before the inventory inspection and that the property is professionally cleaned. The condition of all fixtures, fittings and furniture will be assessed with comments and photographic evidence provided in the inspection report.


NEW TENANCY CHECK IN / HAND OVER

If desired at the check in / key hand over stage we can provide a further property check and compare its condition to the existing inventory. This can be a useful additional step to check for any damage occurred during the tenants move, especially with properties let unfurnished or part furnished.

This check also provide tenants with the opportunity to sign and authenticate the inventory as up to date and accurate. At this stage we can also confirm with photographic proof meter readings (where accessible), keys issued any check on working condition of fire alarms/ smoke detectors etc.


END OF TENANCY / CHECK OUT

Our end of tenancy / check out inspections will assess the state of the property and its contents cross referencing the initial inventory inspection reports. We will list and photograph any significant changes and indicate whether these changes are likely due to wear and tear / requiring landlord maintenance, tenant damage or require further investigation.

We can also take a photographic record of closing meter readings (where accessible), keys returned and test fire alarm / smoke detection systems. If there is any significant issues / damage requiring urgent attention we will call the landlord or letting agent immediately.


INTERIM INSPECTIONS FOR LONG TERM RENTALS

For long term rental contracts it is advised that an interim inspection is performed to help ensure any potential issues can be addressed early, before they may become costly to remedy or fall into a state of disrepair. Our inspection will cross reference the original inventory and highlight any significant change in the condition of the property and its contents.

Interim inspections can be performed at any time throughout the tenancy but landlords / letting agents must give sufficient notice and arrange suitable timings with the tenant before an inspection can be made.
